Plenty of refrigeration equipment will hold temperature in an empty room with the door shut. Commercial duty is what happens the rest of the time: doors open hundreds of times a day, warm product loaded in bulk, ambient temperatures in an un-air-conditioned backroom in July, and no tolerance for a swing during a delivery window.
Specifying for that reality is most of the job. The rest is making sure the system suits the building it is going into — because a perfectly specified room that cannot get through the loading door is worth nothing.

Scoping a commercial refrigeration project properly
Most refrigeration projects go wrong before anyone quotes. An operator measures a corner of the backroom, decides a cold room will fit, and asks three suppliers for a price on that footprint. The suppliers quote what was asked for. Nobody checks whether the footprint holds the product, whether the door faces the right way for restocking, or whether the panels can physically reach the room.
A better sequence starts with product. What is stored, in what quantity, at what temperature, arriving how often, and sitting how long. That produces a volume. Volume plus turnover produces a footprint. Footprint plus workflow produces a layout. Only then does the building get involved — ceiling height, access route, floor condition, drainage, electrical capacity — and only then is there something worth pricing.

Cold rooms, cabinets, or both
The most common question on a first call is whether an operation needs a walk-in room or more cabinets. There is a genuine crossover point. Below it, self-contained commercial fridges and commercial freezers are cheaper to buy, need no construction, can be moved, and put product where the work happens. Above it, a walk-in cooler costs less per cubic foot of storage, holds temperature more stably, and stops your staff opening six doors to find one case.
The crossover is not purely about volume. A restaurant with modest storage but a long service line may be better served by under-counter units than by a room nobody has time to walk to. A convenience store with limited floor space may get more value from a glass door walk-in cooler that stores and sells at once than from either option alone. Most sites end up running both, and the useful exercise is deciding what belongs where rather than picking a side.
Where commercial becomes industrial refrigeration
Industrial refrigeration in Toronto usually means one of three things: pallet-scale volume, multiple temperature zones under one roof, or a process requirement rather than a storage requirement. Warehouse and distribution operations need rooms that work with forklifts and racking, not shelving. Food production needs separate ingredient, work-in-progress and finished-goods zones with the traffic between them planned. Distribution needs dock-adjacent staging sized around truck schedules rather than around inventory.
All of that sits under custom cold storage. The construction method is recognisably the same insulated panel system used in a corner-store cooler; the engineering around it — floor loading, door types, defrost strategy, traffic protection, refrigeration redundancy — is not. If your project involves pallets, it belongs in that conversation.
Working with the buildings Ontario actually has
Very little commercial refrigeration in this region goes into a purpose-built space. It goes into a converted plaza unit with a suspended ceiling, a basement with a stairwell turn, a heritage main-street storefront with a rear lane and no dock, or an industrial bay with more height than floor. Those constraints decide more about a project than the equipment catalogue does.
Practical consequences: panel sizes are chosen so sections fit the access route, not just the room. Condensing arrangements move to where there is airflow and service access, which in a tight building often means a penthouse system on the box. Floors go floorless on a good slab and panelled where the slab is not level. Ontario winters also matter — outdoor and unheated-space installations need to be specified for the cold end of the range, not just the warm end.
Choosing a commercial refrigeration supplier
Ask three things. Will the supplier size the system from your product load, or just quote the box you described? Is delivery and installation inside the scope, or handed to whoever is free that week? And what happens at handover — is there pull-down testing and a walkthrough of the controls, or do you discover the setpoint is wrong when product warms up on a Sunday?

Commercial refrigeration is built for duty cycle. It assumes doors opening repeatedly, warm product loaded in bulk, high ambient temperatures around the unit and continuous operation, and it uses components sized and serviceable for that.
Domestic equipment assumes a closed door, a cool kitchen and a light load. Put it in a commercial setting and it runs constantly, holds temperature poorly and fails early — usually in the middle of a busy season.
It depends on risk as much as cost. One large room is cheaper per cubic foot and simpler to run, but a single failure takes all of your cold storage with it. Splitting across a room plus cabinets, or two smaller rooms, gives you somewhere to move product.
For sites where a temperature loss would be genuinely damaging, we usually recommend keeping some capacity independent, even if the total cost is marginally higher.
Yes. Multi-site work is quoted per location because access, electrical capacity and room conditions vary between sites, but the specification and finish are kept consistent so your operation runs the same way everywhere.
Phasing is normal — sites are sequenced against your capital planning and trading calendar rather than all at once.
For a fit-out: a floor plan if one exists, ceiling heights, the access route from the street or dock, floor construction, where the electrical panel is and what spare capacity it has, and where drainage can be run.
On the product side: what is being stored, at what temperatures, in what volume, and how often deliveries arrive. That combination is enough to produce a scoped quote rather than a guess.
Regularly. On new builds and major renovations we coordinate with the contractor on slab preparation, electrical rough-in, drainage locations and the sequence for getting panels into the building before other trades close the route.
Getting involved early is what keeps refrigeration from becoming the item that delays an opening. The panels usually need to go in before the ceiling does.
By looking at where the condensing equipment will physically sit. A unit in an un-air-conditioned backroom, a mezzanine under a flat roof or on the roof itself sees very different summer conditions, and capacity is chosen against the hot case rather than a nominal one.
