Most Refrigeration Projects Are One of Five Shapes
Enquiries arrive in every form imaginable, but by the time a project is scoped it almost always resolves into one of five patterns. Knowing which one you are in tells you a great deal about lead time, disruption and where the risk sits.
A new-build fit-out is the easiest, because the building can still be changed on paper. An expansion inside a working operation is harder, because the constraint is the access route rather than the space. A replacement in a live store is hardest of all, because the old room has to come out without the product warming up.

Scoping conversation
What the operation does, what has to be stored, what is failing now, and the date the project has to be finished by. Constraints first, equipment second.
Site assessment
Clear floor area, finished ceiling height, lowest obstruction, columns, drains, electrical panels, slab condition, and the full route from the loading point to the room.
Design and specification
Footprint, temperature duty, door position and swing, shelving arrangement, floor detail and refrigeration mounting set from real product volumes and door traffic.
Written scope and programme
Inclusions, exclusions, electrical requirement, building works and the proposed installation window, issued so it can be circulated to owners, managers and landlords.
Logistics and site readiness
Truck size, loading hours, staging area and the readiness of slab, access and power confirmed before a delivery date is committed.
Installation
Panels assembled, doors hung and adjusted, floor and ramp detail set, refrigeration mounted and connected, with electrical work coordinated into the same window.
Testing, handover and sign-off
Pull-down under realistic load, temperature verification, defrost and drainage checks, controller walkthrough with your staff, and written operating detail left on site.
What a Project Typically Includes

How Commercial Refrigeration Projects Are Delivered in Ontario
New builds and fit-outs
The cheapest commercial refrigeration projects Ontario operators run are the ones where the refrigeration was considered before the walls went up. At design stage a door can be moved on a drawing, a power feed can be routed to the right position, a drain can be placed where condensate will actually go, and a slab can be poured level in the area the room will sit.
Greens Coolers is regularly brought in at the drawings stage to mark up what the refrigeration needs from the building. That input costs nothing and removes most of the expensive surprises. The systems specified at that point come from the same catalogue as everything else — walk-in coolers, walk-in freezers, glass-door walk-ins or custom cold storage depending on the operation.
Installing into a working operation
Most projects are not new builds. They happen in occupied buildings with customers, staff and stock in them, which makes the access route the governing constraint. Panels arrive flat and are assembled in the room, so what matters is the tightest doorway, the sharpest corner, the stair turn and the lift dimensions between the truck and the space.
Where the route will not pass a full-size panel, the build is specified in sections at design stage rather than improvised on the day. Where loading hours are restricted — normal in downtown Toronto, on retail plazas and under condominium podiums — the window is set around them and a staging area is agreed so nothing blocks a fire route or a customer entrance. That planning sits inside design, delivery and installation.
Replacement and changeover projects
Replacements carry the most operational risk because the business still has to trade while the old room comes out. The sequence is planned in advance: where product goes during the changeover, whether temporary cold storage is required, when the existing refrigeration is decommissioned, and how the old installation leaves the building.
Sometimes the honest answer is that a full replacement is not needed. If the panels and floor are sound and the failure is mechanical, replacing the refrigeration package is usually the better project — the reasoning is set out under cooler replacement and upgrades and penthouse cooler and freezer systems.
Multi-room and multi-site programmes
Larger operations rarely need one room. A supermarket might need a produce cooler, a dairy room, a freezer and a glass-door run on the aisle. A production facility needs zoned temperatures across ingredient, work-in-progress and finished goods. Those are phased so there is always working cold storage available rather than a gap in the middle of a trading week.
Multi-site programmes benefit from a standard specification across locations. Consistent controllers, doors and refrigeration packages mean consistent staff training, consistent settings and a smaller spare parts problem. Rollouts are scheduled site by site around each location's trading pattern.
Where projects actually slip
Very rarely the equipment. Almost always the site: a slab that needs attention, a power supply nobody owned, a landlord approval that had not been requested, a loading restriction discovered on the morning of delivery. Every one of those is findable at assessment stage, which is why the assessment is free and why a delivery date is not offered until the site is confirmed ready.

A straightforward room in an accessible space is often a single day. Larger custom rooms, freezer builds, projects needing electrical coordination and replacements that require the old room removed first run longer and are staged.
