Existing buildings are full of things a rectangle cannot accommodate. Structural columns in the middle of a backroom, sprinkler mains and duct runs crossing the ceiling, electrical panels that must stay accessible, angled walls in a converted unit, and floor drains that cannot be built over. Panelling to dimension lets the box be notched around a column, stepped under a bulkhead, or built as an L-shape that follows the wall line rather than fighting it.
The design also decides what happens to the leftover volume. A room built to the real envelope usually gains a full shelving bay compared with the largest stock footprint that would have fitted — which in a grocery backroom is the difference between one delivery of headroom and none. Where the requirement is larger again, the same approach scales into custom cold storage for warehouse and production floors.
Low ceilings and tight access
Two constraints drive more custom builds than any other. The first is height. Basements, mezzanines and older retail units frequently have a finished ceiling that will not take a standard panel height plus a top-mounted refrigeration package. The answer is usually a shorter panel height with the refrigeration moved to a side-mount or a remote condensing arrangement, so the ceiling clearance goes to usable interior height instead of equipment.
The second is access. If the route to the room includes a narrow service corridor, a passenger lift, a tight stair turn or a doorway that cannot be widened, panels are specified in sections that will pass the tightest point and are joined on site. That is a design decision made during quoting, not a problem discovered on delivery day — which is why the access walk is part of the site assessment rather than an afterthought.
Unusual capacity and multi-temperature rooms
Capacity is the third driver. Operations that receive on skids rather than cases, businesses with a strong seasonal peak, and sites that hold long-dated stock all size differently from the standard ladder. So do rooms that have to do two jobs: a cooler and freezer sharing a common wall and a single access route, or a room with a separate low-temperature section for protein while the balance runs above freezing. Those builds are panelled as one envelope with an internal partition, which uses less floor area than two separate boxes and gives one door to control.
Where the low-temperature portion dominates, the build is specified as a walk-in freezer with the cooler section treated as the secondary zone. The refrigeration for each zone is selected separately, because a shared package sized for the cooler will not hold the freezer and one sized for the freezer will short-cycle on the cooler.
What we need from you to design it
A custom build starts with measurements, not a catalogue. The useful set is: clear floor dimensions including any encroachments, finished ceiling height and the height of the lowest obstruction, the position of columns, drains, electrical panels and doors, and photographs of the route from the loading point to the room. A floor plan makes it faster; a tape measure and a phone camera are enough to begin.
From there the layout is drawn around the workflow — where product is received, where it is picked, which way the door should swing, and how much aisle has to stay clear in front of it. Door placement is the decision operators most often regret, so it is settled before panels are ordered. If the room is a replacement for something already in place, the sequencing is planned alongside it under cooler replacement and upgrades.

Any room where the panel dimensions are set from your space rather than from a stock footprint. That includes a plain rectangle at a non-standard size, and it includes L-shaped, stepped and notched envelopes.
It does not mean a different class of product. The panel system, door hardware and refrigeration options are the same ones used on standard units — only the dimensions and geometry change.
Measurements and photographs are enough to start. The useful set is clear floor dimensions, finished ceiling height, the height of the lowest obstruction, and the position of columns, drains, electrical panels and existing doors.
A floor plan speeds the design stage and reduces the chance of a surprise. For GTA sites we will measure on site rather than rely on numbers alone where the build is complex.

Whether that matters depends on the job. On a failed unit where trading is at risk, the shorter route usually wins. On a fit-out with a fixed opening date weeks out, the design time is absorbed and the better-fitting room is worth having.
Cam-lock panel joints are designed to be released, so a room can be taken down and rebuilt in principle. In practice it depends on the condition of the panels, the floor detail and whether the new space can take the same envelope.
If relocation is a realistic possibility, say so during design. Panel sectioning, floor treatment and refrigeration mounting can all be specified with a future move in mind.
