Commercial kitchen refrigeration gets specified on capacity and judged on service. A reach-in that holds beautifully at ten in the morning can drift at seven at night, with the doors opening every ninety seconds, the line radiating heat at it and the hood pulling warm makeup air across the whole station.
That gap between the spec sheet and the pass is where most kitchen refrigeration decisions go wrong. Units get placed where there was room rather than where they will work, walk-ins get sized in square feet rather than speed racks, and doors get hung so they swing into the busiest metre of the kitchen.

Refrigeration next to a cook line is doing a harder job
The single most underrated factor in commercial kitchen refrigeration is where the unit sits. A reach-in placed a few feet from a range or fryer is drawing its condenser air from the hottest, greasiest part of the room. It runs longer, works harder, fouls faster and fails earlier than the identical unit standing against a back wall — and nothing about the equipment is at fault.
Makeup air makes it worse in a way that surprises people. Hood systems pull large volumes of air out of the kitchen and replacement air has to come from somewhere. In summer that can mean warm, humid outside air moving across a prep table with its lids open, loading the well from above while the condenser fights the room from below.
The fixes are placement decisions made before anything is bought: keep condenser intakes out of the hood's air path and away from the line's radiant heat, leave real clearance for airflow and cleaning rather than the minimum on the spec sheet, and where the layout genuinely will not allow it, move the heat out of the kitchen entirely with a remote arrangement. We work through this at the assessment stage rather than after the first hot week of service.
Line-side units are sized in pans, not litres
Line refrigeration exists to hold one service worth of mise en place within arm's reach. The right way to size it is by what actually goes in it: how many full and half pans the well has to carry, how deep they are, how many spares are staged below, and what the busiest service consumes before somebody restocks from the walk-in.
Undercounter and lowboy units under the pass follow the same rule, and so does the reach-in at the end of the line. Get it slightly wrong and the consequence is not a temperature failure — it is a cook walking to the walk-in six times a service, which costs more over a year than the larger unit would have. The commercial fridges we supply are specified against that pan count and that workflow.
Prep tables need one more consideration: lids spend service open. A unit chosen for a closed-lid duty cycle will drift on a busy Saturday.
Back-of-house walk-ins and the access problem
Most kitchen walk-ins go into space nobody designed for them: a basement reached by a stair with a turn in it, a back corner under a duct run, a room with a header low enough to rule out a standard panel height. That is why kitchen cold rooms are so often custom rather than standard — the constraint is the building, not the capacity.

Where a standard footprint genuinely fits and the route is clear, ready-made cooler units are faster and cheaper and we will say so. Where it does not, custom-built cooler units are panelled to what the space and the access route allow.
Sizing follows the same practical logic as the line: a kitchen walk-in cooler should be sized in speed racks, sheet pans and case counts, with the shelving laid out so the things pulled most often are nearest the door. Frozen storage in a walk-in freezer is sized against your delivery interval, since that is what decides how much has to be held.
Shift workflow decides door placement
A kitchen's refrigeration is used differently at every hour of the day. Morning prep loads the walk-in in bulk. Service pulls from the line and restocks in bursts. Close-down puts everything back and cleans around it. Deliveries land whenever they land, sometimes mid-service, and someone has to get a hand truck past the line to put them away.
Door placement, swing direction and aisle width should be set against that whole cycle rather than the drawing. A walk-in door that opens into the line's working side is a collision every service. A receiving route that crosses the hot line is a safety issue as well as a slow one. These are free to get right at the planning stage and expensive to change afterwards.
Building for grease, water and constant cleaning
Kitchen environments are hard on equipment in ways retail environments are not. Floors get wet and greasy, walls get washed, and every surface gets cleaned daily. Cold rooms there need wipeable interiors, coving that does not trap debris, drainage that goes where water actually runs, and door gaskets and closers rated for a door opened with full hands hundreds of times a week.
Condenser coils need the same attention. In a kitchen they load with grease-laden dust far faster than in any other setting, so units should be sited where the coil can actually be reached and cleaned on a routine rather than pulled out once a year when something goes wrong.

Closer than most people expect, provided the condenser is not drawing air from the hottest part of the station and there is genuine clearance for airflow and cleaning.
Where the layout leaves no cool air source, moving heat rejection out of the kitchen is a better answer than accepting a position that will make the unit run hard for its whole life.
Because the duty cycle is completely different. During service the lids are up, product is being pulled constantly, the line is radiating heat and makeup air may be moving warm outside air across the wells.

Square footage on its own tells you nothing useful, because two kitchens with identical floor area can have completely different rack and case requirements.
