An operator in Oshawa and an operator in Mississauga can order the same walk-in cooler and end up with two completely different projects. The equipment is identical. The access, the building type, the approval path, the delivery window and the realistic install hours are not.

On a map, most of the GTA is within an hour of North York. On a Tuesday morning that is not true in every direction, and pretending otherwise is how delivery days go wrong.

So regional projects are scheduled around the network rather than the map. These are the working rules we apply.

Locations that look identical on a lease plan rarely are. Each address is surveyed for access, ceiling height, slab, drainage and power before a common specification is written.

What each part of the GTA actually asks for

Coverage across the Greater Toronto Area means five regions with genuinely different demand. Toronto is dominated by small-footprint retail and food service in constrained buildings, so the work is heavy on access planning and after-hours installation — set out on the Toronto page. Peel, and particularly the corridor of warehousing around the airport lands in Mississauga and Brampton, generates pallet-scale cold storage, staging rooms and dock-adjacent projects — the ground covered under warehouse cold storage and food distributor refrigeration.

York Region brings newer industrial parks and high-turnover plaza retail through Vaughan, Markham and Richmond Hill, where clear heights are generous and exterior condensing positions are usually available. Halton — Oakville, Burlington and Milton — mixes distribution along the 401 and 407 with town-centre restaurant and retail work. Durham, from Pickering through Ajax and Whitby to Oshawa and Clarington, is mostly plaza grocery, convenience and food service, with rural and agricultural sites further east.

Travel is a scheduling problem, not a coverage problem

Almost every GTA address is within an hour of North York on a clear road. The GTA does not have many clear roads at eight in the morning. What that means practically is that regional projects are planned around direction and timing rather than distance: crews start early when the day runs east or west against the peak, and delivery windows are agreed with the site rather than estimated from a map.

It also means we confirm more in advance the further out a site sits. For a Toronto job, a second look before ordering costs half an hour. For a job in Clarington or Milton, it costs most of a day, so clear height, door widths, slab condition, drain position and available power are pinned down in one visit and recorded properly. That is the same discipline described under design, delivery and installation, applied with less margin for a return trip.

Operators trading in more than one municipality

A lot of GTA businesses run locations across several municipalities — a unit in Toronto, one in a Mississauga plaza, another in a Markham centre. For those operators the equipment decision should be made once and the logistics decision made repeatedly.

Municipalities across the GTA administer their own approvals, and individual landlords, plazas and condominium corporations layer their own conditions on top. Rather than guess, we identify what applies to your specific premises and coordinate with the authority having jurisdiction and with your property manager before dates are committed.

That is worth doing early. On most GTA projects the equipment lead time is predictable; the approval or landlord path is the item that moves an opening date. If a project touches the building envelope — a roof position for a condensing unit, an exterior penetration, a storefront change — we will flag it in the quote rather than after the order.

What operators ask when the project is outside Toronto, or in several places at once.

Toronto plus the four surrounding regions: Peel (Mississauga, Brampton, Caledon), York (Vaughan, Markham, Richmond Hill, Newmarket, Aurora and neighbours), Halton (Oakville, Burlington, Milton, Halton Hills) and Durham (Pickering, Ajax, Whitby, Oshawa, Clarington).

If your municipality is not named on this page, ask anyway. Hamilton and the wider Golden Horseshoe are served regularly, and projects further into Ontario are handled under the provincial coverage page.

Travel is a scheduling factor rather than a surcharge. What changes on a job further from North York is how the project is planned: fewer, longer site visits, and more information confirmed in a single trip.

Where distance genuinely affects the price of a scope — extra mobilisations, for instance — it is stated in the written quote rather than buried in a rate.

By grouping. Visits are batched by corridor so a survey in one municipality, a revisit in another and a follow-up nearby happen on the same run rather than on three separate days.

For crews, start times are set against the peak direction on the 401, 400, 404, 427 and QEW. Getting to a Durham or Halton site early is worth more than any other scheduling decision we make.

It complicates the programme, not the equipment. The specification can and should be identical across locations so you get the same system and interchangeable spares everywhere.

The one caveat is winter. Through the coldest months we build deliberate flexibility into delivery dates across the region rather than promising a slot that road conditions may take away.

North York sits close to the centre of the region, which is the point of it. Toronto, southern York Region and the eastern half of Peel are the shortest runs; Clarington, Halton Hills and the far edges take real planning.

In practice the difference shows up in how many visits a project gets, not in whether we cover it.

Both, though a single small item at the far edge of the region is sometimes better bundled with other work on the same run. We will say plainly if that is the case rather than book a trip that does not make sense.

For multi-location operators, small items across several sites are usually best grouped into one visit per corridor.
