Windsor's refrigeration demand is shaped by two things almost no other Ontario city has to think about. The first is the border. The Ambassador Bridge and the tunnel put an international crossing in the middle of the urban area, and a large volume of food freight moves through it in both directions every day. Anything perishable that crosses a border is exposed to waiting — for clearance, for a broker, for a slot — and waiting is exactly what temperature-controlled staging exists to absorb. Cold rooms near a crossing are not warehouses. They are shock absorbers on a schedule that nobody fully controls.

The second is the greenhouse belt. Most refrigeration problems people describe as heat problems are actually moisture problems, and nowhere in Canada makes that clearer than Windsor-Essex.

Refrigeration Questions From Windsor-Essex Operators

Almost always a design problem, and in this region it is the most common one we are asked about. When very humid air meets cold glass, condensation is physics rather than a malfunction — the question is whether the glass, frame and anti-sweat provision were specified for the humidity this area actually gets.

There are usually two routes. On existing equipment, door hardware, gasket condition and anti-sweat settings are worth checking before anything is replaced. On new equipment, the glass and frame specification is decided at quotation, because it is not something you can add later.

Throughput, in almost every case. Because product does not dwell, the constraint is how quickly you can bring it into condition and get it back out, not how much you could theoretically hold.

A smaller room placed hard against the shipping doors, with refrigeration sized for the recovery after each movement, generally beats a larger room further inside the building. The variables worth settling first are hours of door-open time per shift, how loads are consolidated, and whether anything has to hold overnight.

It means designing for bursts. A staging room near a crossing does not hold a settled stock — it takes a full trailer's worth in one movement, then empties in another, and the refrigeration has to recover between them without the whole room drifting.

In practice that pushes the design toward recovery capacity, tight door discipline, curtains or air curtains at high-traffic openings, and placement as close to the dock as the building permits. Where chilled and frozen freight share a site, a partitioned envelope is often more efficient than two separate rooms.

In an operation that never fully stops, the window has to be created rather than found — a planned maintenance shutdown, a changeover weekend, or a period when catering can be covered another way.

Those windows are worth building the whole project around, because an unplanned interruption to a shift kitchen costs far more than scheduling the work properly. Where several rooms are involved, the changeover is sequenced so one is dealt with at a time.

Not bigger for its own sake. Oversized refrigeration short-cycles, controls humidity poorly and wears components, which is the wrong answer to a humidity problem.

What this climate genuinely justifies is capacity headroom sized against a realistic humid design day, a defrost strategy matched to the moisture load, doors and curtains that seal properly, and drainage designed for the water that will actually appear. That combination performs better here than simply specifying a larger condensing unit.

Usually, but the route decides the design rather than the other way round. Before anything is specified we establish the narrowest point between the street and the final position, the clear height at the lowest obstruction, and whether panels can be carried in sections.

That sometimes changes the room — smaller panel sections, a different door leaf, or plant relocated so nothing oversized has to come through the front. At four hours away, this is exactly the kind of thing that gets settled at survey rather than on delivery day.

Yes, and along this corridor it is usually the sensible way to run it. Surveys can be batched onto one trip, equipment can travel on a consolidated load where timing allows, and installation can be sequenced west to east or east to west.
